REQUESTS AND BOOKINGS

​

You can check the house's availability in the calendar. For an inquiry or reservation, please contact us via email. We will respond as soon as possible. If you wish to book, you will receive a booking form. Once we have received the signed form and a deposit of 30% has been paid, your booking is official. By doing so, you also agree to our booking and cancellation conditions.

​

We kindly ask you to pay the remaining balance no later than six weeks before arrival. The deposit will be refunded within 48 hours after departure, unless there is any damage.

​

Booking within six weeks before arrival? Then we kindly ask you to pay the full amount at once.

​

And yes, we understand that payments are sometimes forgotten. Should that happen, you will receive a reminder email from us (no stress, it happens). If payment is still not received within three working days after the reminder, your booking will be considered canceled, and the cancellation fees will apply.

CANCELLATIONS

​

Of course, we hope your holiday goes ahead as planned, but if it doesn’t, the following rules apply:

  • Up to 12 weeks before arrival: 15% of the rental fee

  • Up to 6 weeks before arrival: 30% of the rental fee

  • Within 6 weeks before arrival: 100% of the rental fee

We strongly advise you to take out a cancellation or travel insurance. In case you need to cancel for a valid reason, you can claim the costs with your insurance.

We understand that booking and cancellation policies are never the most fun part of planning a holiday. However, we want everything to be clear before you travel, so there are no unwanted surprises. Please read our booking terms carefully. We hope you have a wonderful stay at Villa Bella Sorpresa.

ARRIVAL AND DEPARTURE

​

Arrival: You are welcome from 16:00 onwards. Have a late flight or delay? Call or WhatsApp us so we can take it into account. Odette +31655763888 or Edwin +31655545333.

Departure: On the day of departure, we kindly ask you to leave the house before 10:00. Waste can be disposed of in the bins along the paved road, just after our gravel driveway.

BED LINEN, TOWELS, AND KITCHEN LINEN

There is plenty of bed, bath, and kitchen linen available in the house. This is included in the rental price. For stays longer than a week, there is a mid-stay linen change. For any “accidents,” we have plenty of extra linen available, and you can collect a fresh set from us.

 

LIABILITY, COMPLAINTS & DAMAGE

​

Own risk: We do our best to ensure everything is perfect, but the use of facilities, damage to property or persons, loss, or theft during the stay in the house is at your own risk.

Damage: If something breaks, please let us know immediately. Sometimes repairs can be done free of charge, but for major damage, costs may be deducted from the deposit.

Complaints: Do you have an issue with something? Report it as soon as possible so we can try to find a solution.

 

We are not liable for the failure or malfunction of technical equipment, utilities, partial or total internet outages, or reduced water pressure.

 

IS THE PROPERTY FENCED?

 

The house is on private grounds. Because we want to preserve nature as much as possible, the property is not fully fenced.

​

BEACH AND SEA

 

The Adriatic coast is about a 30-minute drive away. You’ll find beautiful sandy beaches, nice beach bars, and crystal-clear water.

BY CAR

A car is essential to reach the villa and explore the area. The roads in the region are good. Our own access road is a paved gravel path (last 700 meters). A regular car can handle it fine, but expect a few bumpy spots. Drive slowly and enjoy the view.

 

FLYING

  • Ancona (AOI): 1 hour drive

  • Perugia (PEG): 1 hour drive

  • Rome (FCO or CIA): 3 hours drive

A car is necessary to reach the villa.

 

SHARED SPACES WITH OWNERS OR OTHER GUESTS

 

  • High season, max 12 people: When the entire house is rented, the house, terrace, garden, and pool are 100% private.

  • Low season, max 6 people: When renting per floor, the terrace, garden, and pool are shared with another family or tenants.

  • We, Edwin & Odette, have our own house on the property, but guest privacy is a top priority.

 

NUMBER OF PEOPLE IN THE VILLA

​

The house has 6 bedrooms, suitable for a maximum of 12 people.

It is not intended or allowed to use the house with more people. In consultation, we can make room for an (extra) baby cot.

In the low season, we also rent per floor. Each floor accommodates a maximum of 6 people.

 

AIR CONDITIONING AND HEATING

​

All 6 bedrooms and both living rooms have air conditioning.

There is a wood stove in the ground floor living room.

In winter, there is underfloor heating throughout the house.

 

ACCESSIBLE FOR PEOPLE WITH LIMITED MOBILITY

 

On the ground floor, there is a living room, a spacious bedroom, and a kitchen all on one level. Through the living room’s front door, there is access to the pool with a small step. Due to differences in floor levels, the house is unfortunately not wheelchair accessible.

 

HOUSE RULES & USE OF THE HOUSE

 

  • Barbecue: A pellet barbecue is available! The first bag of pellets is included, extra bags are available for purchase. Watch for sparks near trees and bushes, and leave the barbecue clean.

  • Septic tank: We use a biological water treatment system. So, no chlorine and no wet wipes, cotton pads, tampons, or other items in the toilet!

  • Waste separation: In Italy, waste separation is taken seriously. There are different bins in the house, and along the road, you can dispose of separated waste.

  • Water & electricity: Water and electricity are included, but we kindly ask you to use them sparingly. Occasionally, power or water may be interrupted. A backup water supply is available. Flashlights are in the villa.

  • Cameras: For security, some cameras are on the property. Only the cameras facing the road and parking area are active during the rental period and are not aimed at the rental areas. All other cameras remain offline.

 

SALTWATER SWIMMING POOL

​

Our pool is 13 x 4 meters and 1.5 meters deep.

 

  • Opening times: May to September (depending on weather).

  • No diving – it’s not deep enough.

  • No glassware near the pool. Plastic cups are available in the house.

  • Use of the pool is at your own risk.

 

WIFI AND ACCESSIBILITY

​

  • Wifi is available throughout the house and by the pool.

  • Parking is available on the property.

  • Electric car? There are 2 charging stations in the village (5 minutes away).

 

THINGS TO DO IN THE AREA

​

Within an hour’s drive, there’s something for everyone:

  • Wine tasting

  • Hiking in the hills or mountains

  • Relaxing on the beach

  • Strolling vintage & local markets

  • Wandering through historic towns

  • Eating XXL pizzas

  • Dining in restaurants

  • Shopping in outlets or large malls

LANGUAGE & COMMUNICATION

​

In this region, younger generations increasingly speak English, but overall, English knowledge is limited. If you don’t speak Italian, it’s handy to learn some basic phrases or have an app/booklet on hand. Gestures will get you far too, and trying is very much appreciated.

 

RESTAURANTS

 

The house contains a folder with restaurant addresses in the area, including our favorites.

WALKING AND HIKING

​

The surroundings are a paradise for walkers and hikers. You will find both easy walking routes and challenging mountain hikes.

 

You can walk directly from the villa through the hills and fields. The paths are perfect for a relaxing morning walk with beautiful valley views.

 

For nature and mountain lovers, the Monti Sibillini National Park (40 minutes away) is a must. You can do spectacular hikes here:

  • Lago di Pilato – A magical mountain lake (hard, 5–6 hrs)

  • Gola dell’Infernaccio – Impressive gorge walk (medium, 2–3 hrs)

  • Monte Vettore – The highest peak in the region (very hard, 6–7 hrs)

Want something easier? Try these beautiful, easy walks:

  • Abbazia di Fiastra – Lovely route through a nature reserve (1–2 hrs)

  • Frasassi Caves – Spectacular cave system (2 hrs, partly indoors)

  • Rocca di Smerillo – Short forest walk with panoramic views (1 hr)

CHILDREN

  • 2 Tripp Trapp highchairs

  • Small paddling pool available for the little ones

 

CLEANING

 

Upon arrival, the house is clean and tidy. If you notice anything unsatisfactory, please let us know immediately so we can resolve it.

Final cleaning (regardless of stay duration): €250 (12 people) or €150 (6 people)
Mid-stay cleaning: possible for €150 (for longer stays).
For stays longer than one week, a linen change is provided.

We kindly ask you to dispose of your rubbish and leave the house tidy.

 

SMOKING

​

Smoking inside the house is not allowed.

 

PETS

We love four-legged friends, but due to hygiene and allergies, pets are not allowed.

WHAT HAPPENS AROUND THE HOUSE

We are in the middle of nature, which means:

  • Farmers working the land → Tractors and agricultural machines may pass by.

  • Wildlife → You might spot foxes, wild boars, and deer tracks.

  • Insects → Mosquito repellent and after-bite cream are highly recommended!

If you’re lucky, you might see deer and wild boars in the hills early in the morning.

 

THE VILLAGE CAMPOROTONDO DI FIASTRONE

 

Camporotondo di Fiastrone is a small village in the heart of Le Marche. It has a local bar, restaurant, hairdresser, pharmacy, and post office. The village is surrounded by rolling hills and vast sunflower fields.

The immediate area offers plenty of opportunities for walks and excursions. The nearby Fiastrone river meanders through the landscape, offering great spots for walking and picnicking. For nature and adventure lovers, Lago Fiastra is a short drive away, a beautiful lake perfect for swimming, canoeing, or simply relaxing by the clear water.

Although Camporotondo is small, there are wonderful places to eat nearby where you can taste local cuisine. Restaurants and agriturismos serve traditional dishes such as ciauscolo (a soft, spreadable salami), handmade pasta, and seasonal delicacies, often made with locally sourced ingredients. For larger supermarkets and more facilities, Tolentino is just a 20-minute drive away.

Camporotondo di Fiastrone is the ideal base for a relaxing stay in Le Marche, away from the crowds, yet with nature, culture, and culinary delights within easy reach.

Upon arrival at the house, we will welcome you, give you a tour, and hand over the keys.

For late arrivals, we can prepare a simple meal or stock the fridge for your first breakfast.
