These terms and conditions cover everything you need to know about reservations, payments, cancellations, and responsibilities during your stay. Villa Bella Sorpresa, 62020 Camporotondo di Fiastrone, Contrada Ceca, Italy

1. DEFINITIONS

a. Villa Bella Sorpresa: the owners Edwin & Odette Bouman-Roosterman or their appointed deputy.

b. Guests: the renter/booker and their travel companions or any visitors who will be using the accommodation and facilities of Villa Bella Sorpresa.

2. BOOKINGS

a. Villa Bella Sorpresa accommodations can be booked directly with Villa Bella Sorpresa or through an agent/travel organization.

b. You can book directly with Villa Bella Sorpresa via the website

www.villabellasorpresa.com or by requesting it via email address contact@villabellasorpresa.com .

c. The tenant must be at least 18 years of age or older.

d. The tenant will receive a booking confirmation from Villa Bella Sorpresa by email. These Terms and Conditions apply as soon as you receive the booking confirmation.

e. The booking is final once Villa Bella Sorpresa has received the deposit, or if less than 6 weeks before the start of the rental period, the full accommodation costs.

f. The renter/booker is solely liable for fulfilling the obligations arising from the booking, both for themselves and for their fellow travelers or any visitors.

g. It is not permitted to use the accommodation with more people than agreed upon. Exceeding this maximum may result in termination of the booking agreement, removal from the accommodation, or, if possible within the accommodation, an increase in the accommodation costs according to the price list. This is at the discretion of Villa Bella Sorpresa.

h. It is not permitted to make the accommodation available to third parties.

i. As stated on the website, Villa Bella Sorpresa is not suitable for people with limited mobility.

j. As stated on the Villa Bella Sorpresa website, pets are not allowed.

3. THE BOOKING CONFIRMATION STATES:

a. The total cost of the stay and the costs to be paid locally.

b. The method of down payment and payment with the due dates.

c. The date of arrival (from 4 p.m.) and the date of departure (no later than 10 a.m.).

d. The names and dates of birth of the renter and his/her traveling companions.

4. PAYMENT

a. Within 7 days of receiving the booking confirmation, the tenant pays a deposit of 50% of the accommodation costs.

b. The remaining amount of the accommodation costs must be paid no later than 6 weeks before the start of the rental period.

c. Bookings made less than six weeks before the start of the rental period must be paid in full immediately. The booking is only final after Villa Bella Sorpresa has received payment for the full accommodation costs.

d. In case of late payment, Villa Bella Sorpresa reserves the right to cancel the booking.

e. At the end of the rental period, all other costs must be paid before departure (preferably the evening before).

5. LIABILITY OF VILLA BELLA SORPRESA

a. Villa Bella Sorpresa is not liable for any damage or injury, loss or theft of any kind, caused to guests or caused by other guests.
